Sunshine Coast Water Front HomesThe Sunshine Coast is blessed with so much water frontage that “waterfront property” describes many of the properties in our area.  But not every Sunshine Coast waterfront home will suit your family’s needs.   You might do well to make your wish list before beginning your home search.  There are many considerations you need to be aware of to select the right home for you. An experienced realtor familiar with the area is a great resource to make sure you have all the information you need to know.  Here are a few of the items you’ll need to decide.

We have property on lakes or along the Georgia Strait.  Do you have a preference for one or the other?
There are over a half dozen major lakes on the Sunshine Coast that could be home to you.  Is the lake view and lake living appealing to you? Or would you be happier on the ocean?

Waterfront prices vary significantly.  In general you will find more affordable locations north of Secret Cove or the Sechelt Inlet area.  In many cases, lakefront property is more expensive than oceanfront sites.  Vacant waterfront land prices run from about $350k to several million dollars depending on location and waterfront type.

Waterfront topography is another aspect to be considered.  Sunshine Coast waterfront property varies greatly.  Low Bank waterfront  is land where the slope between the water and home site is relatively level and accessible.  At the other end of the spectrum is High Bank waterfront some of which is extremely rugged with little or no access to the water’s edge.  Low bank properties are generally more expensive and susceptible to storm damage unless the waterfront is rocky.

If you are planning to keep a boat, you will probably want to live close to available moorage near downtown Gibsons, Secret Cove, Pender Harbour or the Egmont area.  Private docks need to be located in sheltered places so, if you expect to jump in your boat at the end of your dock, you’ll need to consider Sunshine Coast waterfront homes in Pender Harbour or Sechelt Inlet.  Since the only water access to Sechelt Inlet is through the Skookumchuk Narrows, you should be aware that navigation needs to be planned around the tides to avoid active water through this area.
